What is SBEM?
SBEM, or Simplified Building Energy Model (often referred to as SBEM or simplified building), is a method used to measure the energy efficiency of non-residential buildings, ensuring they meet Part L of The Building Regulations. An SBEM evaluation is necessary for all new non-domestic constructions larger than 50 square meters and may also be required for certain extensions and conversions. What Data is Needed for an Assessment?
To assess SBEM, we need detailed floor plans, elevations, and cross-sections of the building, along with specifications for its construction and systems. This data allows us to use specialized software to create an energy model of the building(s) through SBEM calculations and, in more complex cases, dynamic simulation modelling.
When Should You Schedule an SBEM Assessment?
Completing the assessment during the design phase, before starting any construction work, is crucial. This early assessment allows us to ensure the building design complies with energy efficiency requirements right from the start, and permits any necessary modifications to be made as the project develops. Undertaking this analysis after construction has begun or is finished can lead to additional expenses due to potential retrofitting needed to meet compliance standards.
